FACT: NOBODY LIKES TO PAY A
REALTOR A COMMISSION TO SELL THEIR HOME!
FACT: The more time or money an agent has
to spend selling your home should determine the commission they
will charge.
A Realtor does work for their money. But do they
work harder for a $10,000 commission on a $200,000 house than they do
for a $5,000 commission on a $100,000 house? Probably not, but
maybe.
FACT: Some houses take more work to sell than
others. Determining factors are:
*The price of the property. If it is not priced right, it
could take much longer to sell, if it sells at all.
*The condition of the property. Are the walls freshly
painted, the exterior in good shape, does it make a good first
impression? If the answers are yes then the house will be much
easier to sell
*Has a Home Pre-Inspection been performed on the property?
If it has then repairs can be made in advance of a buyer's inspection,
thus giving the buyer a more positive report.
*Is there a Home Warranty in place? A Home warranty will
give the buyer extra confidence in making an offer.
*Has the home been Staged properly? A tastefully Staged
home will give the potential buyer a positive view of their potential
new home.
Many factors go into determining a proper commission to
charge for selling your home. The more time or money an agent has
to spend selling your home should determine the commission they will
charge.
